About PTAC Unit:
A Packaged Terminal Air Conditioner (often abbreviated PTAC) is a type of self-contained heating and air conditioning system commonly found in hotels, motels, senior housing facilities, hospitals, condominiums, apartment buildings, add-on rooms & sunrooms. Many are designed to go through a wall, having vents and heat sinks both inside and outside. Different standard dimensions are available including 42×16 inches (1067 x 406 mm), 36x15 inches, and 40x15 inches. PTAC units are unique air conditioning units. PTAC units act much like a standard window or wall air conditioning unit but are meant for thru the wall installations. Besides providing you cooling comfort in the hot weather days of summertime, PTAC units also provide you heat to warm your surroundings in the cold winter days.
PTAC unit or Wall AC?
PTAC units are not meant for every application where a window or wall unit can go, there are many reasons for that, one such being they require more work for installation and are a permanent fixture to the house. With a window air conditioning unit all you need to do is open the window and remove the air conditioner, with a PTAC unit you invest in opening a hole into the wall for the sleeve. These units also do not come in as many varied BTU sizes as window or wall air conditioners do. Both styles of air conditioning units work with the same basic parts and both air conditioning units require the same maintenance of the filter.
PTAC units are generally larger, more expensive, and require specialized care. New York City Local Law 11 (Local Law 11/98) requires that all window air conditioners installed in multi-dwelling buildings (6 stories and taller) be secured properly. NYC Department of Building has issued below Installation Guidelines for window mounted air conditioners:
Make sure the unit is installed securely. Support the unit from underneath, or firmly fasten it from inside with angles. You may use metal brackets, mounting rails, etc.
Supporting metal brackets, interior angles, etc. should be structurally fastened to the building and must be strong enough for the size and weight of the AC unit.
Objects or shims used to adjust the position of the AC unit must have an independent source of fastening or attachment.
Secure leveling objects to prevent movement and shifting due to vibrations from the AC unit, wind and other weather conditions.
Install the AC unit so it remains in place when the window is opened, or affix it so that the window can’t be opened accidentally.
Tilt the unit slightly to provide water drainage, but don’t over tilt.
Do not use loose objects - such as wood blocking, bricks, telephone books, gypsum board or cans - to support the leveling of the AC unit.
Do not place anything (TV antennae, satellite dishes, plants, etc.) on top of the AC unit.
Do not block fire escape windows or other exits with the AC unit.

For Top mounted air conditioners, most of the times it's impossible to install support brackets due to glass window on the bottom. Alternatively, We have improvised, built and installed numerous AC Cradles that support the air conditioner from all sides.

Violations can lead to penalties and why to wait for that?
When a truly unsafe condition is discovered during an inspection, the DOB will send its own inspector to look at the place. Under the new Local Law 11 rules, “An owner who fails to correct any unsafe condition will face a penalty of $1,000 per month, until the condition has been corrected, and an acceptable amended report has been filed.
All air conditioners including PTAC units, Central Air and Room AC, over time are a nesting place for black mold, and their blower wheels as well as their housings make great a place for black mold to accumulate.
Once you notice it on the vent (where the air is pushed out from the unit), or on the coil of the unit it is a warning to get your unit cleaned professionally. As you use your air conditioner or PTAC it removes moisture in the air through the evaporator coil, besides pulling warm air into the unit it pulls microbes and dust particles through it as well. As it does this the water runs down the coil to the base pan where it usually collects on a maintained unit it would drain out to the rear of the unit and then outside.
If the air conditioning unit is not maintained the drains would clog and allow for black mold to develop. It is in these water pools that black mold grows, and then their spores are passed along with the cold air through the ducts into the house. Black Mold is blown out every time an ac with mold is turned on. Blower Wheel Mold and dirt will attach itself on the blower wheel and be pushed out into the room when on. Dirt and mold Dirt and Mold attaches itself to the vent openings of the face. This is blown into the air.

Why and when AC steam cleaning is needed?
Let's understand step-by-step.
The coils: An air conditioning system has two coils, condenser coil and evaporator coil usually made of copper tubes with aluminum fins. The evaporator coil, or indoor coil, is often described as the "cold" coil because it provides indoor cooling. The coil works by absorbing heat from the indoor air that is blown over by the air handler's fan. The condenser coil or outdoor coil is the "warm" coil as it rejects the heat as a fan blows outside air over the surface. There are variety of coil cleaning solutions to clean both the condenser and evaporator coils.
Dirty Coils Waste Energy and Cost Money: A coil fouled with dirt and grime cannot supply proper heat transfer and results in greater energy consumption. Equipment operating with dirty coils can use up to 37% more energy than those with clean coils. Additionally, a dirty system’s cooling capacity can be reduced by as much as 30%. Dirty coils increase operating pressure and temperatures that breakdown the compressor’s lubricant and can result in equipment failure. A failed compressor means no cooling and costly repair.
Coil Steam Cleaning Frequency: A coil Steam cleaning program should be instituted when the coils are new, clean, and should be performed with a frequency to prevent deterioration of the coils. This can be as often as four times a year (monthly cleaning is reported in some areas). If they do not already exist, install easy to open panels to gain access to the coils. This will make easier access when coil steam cleaning is necessary.
What about the Condensate Pan?:The air drawn across a cooling coil contains water vapor which condenses and collects in a pan under the coil called a condensate pan. The pan is connected to a drain line to keep the pan from overflowing and causing damage to the air handler or other building structures. As it is generally wet, microorganisms can form colonies in the condensate pan. Cleaning the condensate pan and checking for proper drainage is an important part of the coil cleaning process.To help prevent growth of these organisms, the pan should be treated between cleanings with a biocide.

Thru-the-wall air conditioners are essentially Room Air Conditioners installed in the wall instead of window using wall sleeve. Thickness of the wall is a deciding factor whether to install thru-the-wall sleeve or slide-out chassis sleeve. Thru-the-wall sleeve, grille and other assembly do not come with the air conditioners and are sold and installed separately. PTAC wall sleeve is different from regular thru-the-wall sleeve in size and type.

What's a Ductless split system or Mini Split System?
A ductless mini split system is comprised of an indoor unit called the evaporator and an outdoor unit called the condensing unit. The evaporator is connected to the condensing unit by copper tubing and electrical wiring which is passed through a 2 ½” – 3” hole. Basically, it is a small central air unit with the flexibility of cooling or heating one room or more; zoning. All that's required to install the ductless mini split system is a hole to run the refrigerant lines between the indoor and outdoor units.
the indoor system uses low voltage wiring, so there is less need to worry about an electrical hazard. The mini ductless split system can be used in just about any space you would like it, it doesn't matter if the room is small or large. there is a mini-split system that can be used. The dual and tri-zone models have an extraordinary arrangement of capacities in both A/C and heat pump models.
What are the advantages of installing ductless mini split over a central air system?
1) With Central Air you must cool an entire home when only one room may need cooling. On the other hand, ductless mini split systems cool only the areas you want and not the areas you don’t.
2) 18,000 BTU is a typical minimum central air unit. With ductless mini split systems, you can use 7,000, 9,000 or 12,000 BTUs.
3) Typical homes are not zoned or require complex zoning systems, which makes it very expensive for the homeowner. With ductless mini split system, multiple evaporators make zoning as simple as setting a remote control.
4) Energy wasted in long lengths of uninhabited ductwork means higher energy bills. Less than 5% cooling loss occurs in insulated refrigerant lines compared with up to 25% through ducts.
5) Retrofitting existing construction requires cutting holes in walls, floors, ceilings or decreasing closet space with ducts. Ductless mini split systems requires just a 3 or 4” diameter hole in the outside wall. Means less mess and better home aesthetics.
What are different types of Ductless mini split systems?
Choice of Ductless mini split system depends on four main factors mentioned below; Zones: Single Zone, Dual Zone, Tri Zone or Multi-zone Placement Location: Ceiling Cassette, Ceiling-Suspended, Concealed Duct, Wall Mounted Heat preference: Cooling Only or Heat Pumps

Advantages of Ductless Mini Split System
The ductless mini split air conditioning system is an excellent and affordable alternative for heating and cooling older homes with radiators or baseboard heaters. Ductless mini split systems also solve the problem of cooling and/or heating a space when adding ductwork is not feasible or too expensive. The combination of outdoor condenser and indoor air handler fits virtually anywhere. Better yet, this type of system is simple to install and economical to operate.
What is Portable Air Conditioner (PAC)?
Portable air conditioners are air conditioning units that can be transferred from one room to another. They're self-contained systems that do not require any permanent installation. However, portable ac do require venting via a window or wall. Once you've positioned the portable air conditioner where you'd like it, you must set the exhaust hose through an opening to the outside
so that it can vent hot air out of the room.
How are they installed?
It's necessary to vent portable ac because they extract hot air. If you want your air conditioning system to cool the room effectively, you need to let the hot air vent to the outside. When you purchase a portable ac, the venting kit will almost always be included. Portable air conditioners can also be vented through a window, wall, ceiling or even a door. Plexiglas is generally used for venting portable air conditioning systems through casement windows. First, you need to cut the Plexiglas to the size of the window. Then cut a 5" hole and set this over the open window. With this, the portable air conditioning unit will vent the hot air to the outside. Also, an option of Plexiglas installation will allow the same amount of light to pass through the window as regular glass.
What size air conditioner (BTU level) do I need?
Similar to other types of room ac, portable ACs measure their power in BTUs. The more BTUs of cooling power a PAC has, the more room it can cool. Use the following guidelines to determine the portable air conditioner capacity that your space requires. These calculations assume that you have standard 8-foot ceilings:
7,500 BTUs will cover 150 sq. ft. x 8-ft. ceiling = 1,200 cubic feet
9,000 BTUs will cover 200 sq. ft. x 8-ft. ceiling = 1,600 cubic feet
10,000 BTUs will cover 300 sq. ft. x 8-ft. ceiling = 2,400 cubic feet
12,000 BTUs will cover 400 sq. ft. x 8-ft. ceiling = 3,200 cubic feet
13,000 BTUs will cover 450 sq. ft. x 8-ft. ceiling = 3,600 cubic feet
14,000 BTUs will cover 500 sq. ft. x 8-ft. ceiling = 4,000 cubic feet
I have a casement/crank-out window. Can I configure my PAC to exhaust air out of this type of window?
Unfortunately, there are no portable air conditioner units with a window kit that will fit a casement window. Some customers have creatively fashioned a solution using Plexiglas to cover their entire window area. Then, they cut a small hole into the Plexiglas for the hot air exhaust hose.
Can I discharge the hot air out of a sliding glass door or sliding glass window?
Danby DPAC12099 Vertical Installation
Most portable air conditioners can be easily vented through traditional double-hung windows, also known as vertical sash windows, using window kit accessories. These same accessories can typically be used for venting a portable air conditioner through a sliding glass window as well. Some User Manual provides detailed instructions for installing this portable AC into a sliding glass window. The configuration should look similar to diagram on the left.
Venting portable air conditioners through sliding glass doors is much more complex than simple window installations. The window installation kits used for traditional windows typically don’t extend far enough to cover the height of the door. For sliding glass door installations, we recommend using at least two window installation kits that are designed to work with your particular portable AC to completely cover the door opening. The two window installation kits can then be secured together using screws. Plywood and Styrofoam can also be used as covering and insulation material when installing a portable air conditioner into your door frame.
Regardless of the installation that you intend to perform, always consult the owner’s manual for instructions, guidelines, and cautionary information.
